If you are putting your home up for sale and you won't be living in it while it is being shown, then you have the option of showing it empty or staging it with furniture. This article will give you some things to think about and offer advice on which direction you may want to go in when it comes to how you show your home to buyers interested in looking at it.

Showing an empty house is better than showing a house with unappealing furniture

If you don't have model-condition furniture to stage your home with, then you may be better off leaving the home empty. You do want to keep in mind that you don't need to have an excessive amount of furniture in the home when staging it, so you may be able to borrow some nice pieces from friends and family members to help put together a spectacular looking place to show.

Don't create a smaller looking area

If you decide to show the home furnished, make sure you use pieces of furniture that help to create a roomy looking space. Furniture that's a bit on the big side for the area can leave the home looking cramped and have buyers worrying about whether or not the space is large enough for their family. For example, you'll want to use twin beds in regular sized rooms, go with tall dressers instead of long ones and stick to only a few pieces. In the living room, you may want to go with a small sofa and a chair, rather than a sectional that takes up more room.

Don't give the house a style

When you decide to go with staging it's important you stick to nice neutral furnishings and touches of décor. You don't want to go with a strong style that may be the exact opposite of what the buyers taste may be. This can make it more difficult for them to imagine the house as their own when they are looking through it.

Don't do too much in the kitchen

You may want to do a little staging to the kitchen, but you definitely want to focus more on showcasing the space it offers. Buyer's will appreciate seeing a lot of counter space in the kitchen much more than they will seeing decorations and other items pulling the focus away from all the space they would have while preparing meals.
